Bathrooms are small rooms with a lot packed into them: plumbing, electrical, waterproofing, ventilation, tile and fixtures. That's why two bathrooms the same size can get very different quotes.

Here's what goes into a bathroom renovation quote in Woodstock and the rest of Oxford County, so you know what you're paying for.

What's usually in a renovation quote

  • Demolition and disposal of the old tile, tub, vanity and drywall
  • Plumbing: new valves, drains and supply lines, and connecting the new fixtures
  • Electrical: GFCI outlets, lighting, fan wiring and the ESA permit
  • Waterproofing behind the shower and under the tile
  • Tile, drywall and paint
  • Fixtures: tub or shower, vanity, toilet, glass, mirror and accessories, or an allowance for them

Check what's in and what's out. One quote might include the vanity, toilet and glass while another leaves them to you, which makes it look cheaper than it is.

What changes the price

Keeping or changing the layout

Leaving the toilet, tub and sink where they are is the biggest way to save. Moving them means moving drains and vents, and often opening the ceiling below.

The shower

A fully tiled custom shower with a bench, niche and frameless glass costs more than an acrylic base and panels. A tub-to-shower conversion sits somewhere in between depending on the finish.

Tile

Large-format and natural stone tile take more time and skill to lay. More tile, such as floor to ceiling, adds up quickly.

Fixtures and finishes

A stock vanity and a basic toilet versus a custom vanity, a quartz top and designer faucets can double the materials budget on its own.

Extras

Heated floors, a new window, a niche, built-in storage and better lighting are all worth it, but each adds to the total.

What's behind the walls

Rotted subfloor under the toilet, mould behind an old tub surround or old galvanized pipes aren't visible until demolition. A good quote explains how surprises are handled and priced.

How to compare quotes

  • Is the scope the same? Check tile height, shower type, glass and fixtures.
  • What waterproofing system is used behind the shower?
  • Is the electrical done by a licensed electrical contractor, with an ESA permit?
  • Are permits included, if the layout is changing?
  • Is there a written warranty, and what does it cover?
